What to Expect

A home cannot fail an inspection. A professional home inspection gives you an independent unbiased view of any problems so you will have all the facts you need to make a sound informed decision.

  • The amount of time required for a home inspection depends on the size and condition of the home. On average an inspection will take anywhere from 2-4 hours.
  • It is best to attend the inspection to gain insights into your potential purchase. Commit yourself to the same amount of time I am there.
  • I will inspect (not necessarily in this order):
    • Exterior systems such as grading, drainage, fascia, siding etc.
    • Structural systems such as decks, foundations, roof truss, floor joist etc.
    • Roof systems such as flashings, shingles, etc.
    • Plumbing systems such as hot water, toilets, sinks, fixtures, waste lines, water main etc.
    • Electrical systems such as main panel, outlets, GFCI’s, arc faults, random light fixtures etc.
    • Heating/cooling systems such as furnace, venting, combustion air, A/C units, etc.
    • Interior systems such as doors, locks, flooring, walls, ceilings, etc.
    • Insulation and vapor barriers
    • Mechanical and natural ventilation systems such as bath fans, kitchen fans, etc.
  • After completing the physical inspection, I will return to my office to complete the written report. The report will be emailed or delivered upon completion usually within the same day.
  • If there are any questions regarding the report then an email or phone call is encouraged.
